Property Due Diligence: The Checks You Should Never Skip

Due diligence is the unglamorous work that prevents expensive surprises. Every check below exists because buyers have been caught out by skipping it.
Title and ownership
Confirm the seller legally owns the property and has the right to sell it. Verify the title is clear of disputes, undisclosed co-owners, and outstanding charges or liens.
Approvals and permissions
- Confirm planning permission and building approvals are in order
- Check that any extensions or alterations were properly authorized
- Verify occupancy or completion certificates where applicable
Physical inspection
Always inspect in person or appoint a qualified surveyor. Structural issues, damp, and drainage problems are far cheaper to discover before purchase than after.
Financial verification
Confirm outstanding taxes, service charges, and utility bills are settled, and that no debts will transfer to you on completion.
